Roper Medical Facilities Planned at Carnes Cross Roads – Berkeley County S.C.

By the end of next year, Roper St. Francis plans to open 60,000 square feet of new medical offices and outpatient facilities in Berkeley County. The 60,000 sqft complex will offer diagnostic imaging, urgent care and oncology services

The new facilities will eventually accompany the system’s fourth hospital that is planned at Carnes Crossroads, a 2,300-acre mixed-use development between Goose Creek and Summerville.

YMCA Complex at Cane Bay – Summerville -Berkeley County S.C.

In fall 2012, Cane Bay developer Gramling Brothers Real Estate and Development Co. gave 68 acres to the newly formed YMCA of Greater Charleston to build a $20 million sports complex. It was the largest gift of land ever donated to a non-camp YMCA in the United States, local YMCA officials said.

The project includes a gymnasium with a stage; a wellness center; multi-purpose rooms; exercise locker rooms; and an indoor swimming pool. The building will be surrounded by tennis courts, ball fields, multi-purpose fields, an area for a water park and parking.

It will be built in the center of Cane Bay, a 4,500-acre community off of U.S. Highway 176 near Carnes Crossroads in Berkeley County that will have about 10,000 homes.

YMCA officials initially hoped to break ground on the facility this spring, but like many projects, it has taken longer than expected to get financing in order.

They now hope to break ground later this year, with completion by early 2016 or possibly earlier.

The U.S. Census Bureau’s release of the Fastest Growing U.S. Counties, places Berkeley County at number 90.  Two other S.C. counties that made this top 100 list are; Horry County at number 50 and Beaufort County at 83.

Berkeley County’s growth is expected to continue at a steady pace as new projects develop and expand.  Nexton, Cane Bay and Carnes Cross Roads are among the developments that are expected to make an impact.

NEXTON – Summerville SC- Begins Construction on New Elementary School

Construction has just begun on Nexton Elementary.  The school is among the first projects for Nexton – A  4,500-acre mixed-use community being developed by MeadWestVaco.  The school is set to open in approximately 18 months.

The  Nexton Development Plan is a 30 year project.  The plan calls for 10,000 homes, 6 million square feet of commercial space, several schools and hotels, and 50 miles of  hike / bike trails.  Roughly half of the land will remain green space or wetlands

In addition to the new school, Currently, office space and a hotel are under construction, with another hotelapartment buildingmedical campus and restaurant being planned.

Nexton Elementary School is part of the Berkeley County School District’s $198 million building and renovation plan. The funds will be used for the Nexton school, as well as an elementary school in Tanner Plantation, a middle and high school in Cainhoy Plantation and an elementary school at Fox Bank Plantation. The schools are set to be completed by 2018.

Sell Your Home this Spring! – 3 Reasons WHY!

Many sellers are still hesitant about putting their house up for sale. Where are prices headed? Where are interest rates headed? These are all valid questions. However, there are several reasons to sell your home sooner rather than later. Here are three of those reasons.

1. Demand is about to skyrocket

Most people realize that the housing market is hottest from April through June. The most serious buyers are well aware of this and, for that reason, come out in early spring in order to beat the heavy competition. We also have a pent-up demand as many buyers pushed off their home search this winter because of extreme weather. Sellers in markets where seasonal weather is never an issue must realize that buyers relocating to their region will increase dramatically this spring as these purchasers finally decide to escape the freezing temperatures of the winters in the north.

These buyers are ready, willing and able to buy…and are in the market right now!

2. There Is Less Competition – For Now

Housing supply always grows from the spring through the early summer. Also, there has been a growing desire for many homeowners to move as they were unable to sell over the last few years because of a negative equity situation. Homeowners have seen a return to positive equity as prices increased over the last eighteen months. Many of these homes will be coming to the market in the near future.

The choices buyers have will continue to increase over the next few months. Don’t wait until all the other potential sellers in your market put their homes up for sale.

3. There Will Never Be a Better Time to Move-Up

If you are moving up to a larger, more expensive home, consider doing it now. Prices are projected to appreciate by approximately 4% this year and 8% by the end of 2015. If you are moving to a higher priced home, it will wind-up costing you more in raw dollars (both in down payment and mortgage payment) if you wait. You can also lock-in your 30 year housing expense with an interest rate at about 4.5% right now. Freddie Mac projects rates to be 5.1% by this time next year and 5.7% by the fourth quarter of 2015.

Moving up to a new home will be less expensive this spring than later this year or next year.
